P van den Bosch Commercial Real Estate ranks highly in the list of Amsterdam estate agents, which is no mean feat for a company with only ten staff members. According to partner Jasper Janssens, this is all down to ambition, energy, and visibility.
‘We are young and ambitious, we’re bursting with energy, and do everything we can to get noticed’, says Jasper Janssens when explaining the success of P. van den Bosch Commercial Real Estate Agents. Last year, the Amsterdam based office surprisingly ended at number eight in the national ranking of large estate agents and at number three in the Amsterdam ranking. This is great a credit for an office with no more than ten staff members.
Janssens is 36 years old. Around eleven years ago, he was asked to join P. van den Bosch Commercial Real Estate Agents as a partner, an opportunity he took with both hands. His current two partners, George van Wettum (44) and Matthijs Zwiers (39) joined the company in 2003 and 2004 respectively. ‘We are a close-knit team, we like to be each other’s’ sounding boards’, says Janssens. ‘We do this with our other colleagues as well. We have a horizontal organisation with plenty of scope for creative thinking and we don’t have protocols for all kinds of things, allowing everyone to focus on results. The back office is just as important as the rest of the organisation.’
Clients, on both the user and investment side of the business, appreciate the personal approach by Janssens and his colleagues. Our staff turnover is minimal. The three partners have been here for a long time and have no plans to leave any time soon, so clients can always turn to the same familiar person. Whoever needs us can probably just call the old contact number that may already have on their mobile phone. And because we work so efficiently, there will never be any miscommunication. We do our work meticulously and honour our agreements.’
Talking about loyalty, Janssens explains that clients, even after five to ten years, usually return to them for new commissions. ‘Naturally, we stay in touch in the meantime. For instance, I like to know how things are going, what kinds of services our clients may need, and how we can be of added value.’ About 50% of their work is focused on the commercial real estate market, of which 20% is taken by logistics real estate and the other 30% on the retail market. This made the agency decide to launch an independent retail label (P. van den Bosch Retail) last year, under the management of managing partner Rob van Sabben.
P van den Bosch Commercial real estate agency is particularly strong in the greater Amsterdam real estate market. Last year, the agency won the European tender issued by the municipality of Amsterdam in the categories offices, hospitality, and retail. This means that, for the coming years, the agency can offer its advisory services when the municipality wants to sell some of its properties. And now that clients tend to look beyond the limits of our capital, the working environment of the agency expands as well. ‘Why would a client who is looking for a location in Rotterdam or Utrecht want to use another estate agent? Our certification is recognised nationally and we dispose over all the necessary and important data’, says Janssens. ‘On the other hand, an entrepreneur who only works in Kerkrade would not come to us so quickly.’
Janssens hopes that P. van den Bosch Commercial Real Estate Agents B.V. will not just grow within the Amsterdam area, but spread its wings further afield as well. ‘We will be tentatively exploring the market for an international liaison, but only when this will offer an added value to our clients and result in even better services’, says Janssens. ‘We are not considering a membership but rather an effective collaboration.’
