AM and BPD have sold four commercial plinth spaces in the plinth of the Xavier residential tower at the Zuidas in Amsterdam to IEF Real Estate Services.
The developers, united in the development combination Zuidschans C.V., signed the purchase agreement with IEF on 8 October 2018. Prior to the sale – and in close consultation with the municipality of Amsterdam – a party needed to be found which perfectly matches the ambition to develop the plinth in the same qualitative and high-quality style as the rest of the building. The commercial units on the ground floor of the tower that were sold have surface areas of 111, 106, 58, and 61 m2 respectively.
Xavier will be a 75-metre high residential tower at the Gustav Mahlerlaan, containing 110 rental and 49 owner-occupied apartments, 336 m2 GFA of commercial spaces and parking facilities. The building was designed by Kenk Architects and the realisation is by construction company Waal. Completion and delivery are scheduled for late 2018.
The residential tower includes 21 floors and two lower apartment blocks of six floors. The 49 owner-occupied apartments are realised on the tenth up to the 21st floor of the tower block. All apartments were sold in 2016. The 110 rental apartments were purchased by Syntrus Achmea in mid-2016. The rental apartments will be situated in the two lower apartment blocks and on the first up to and including the ninth floor of the tower block, and a parking garage for 122 cars will be realised underneath the building. According to the developers, the realisation of Xavier will further strengthen the function for housing and availability of amenities in De Zuidas area. In addition to Xavier, AM and BPD are also jointly responsible for the building of The George and The Gustav residential complexes in the same area, while having previously realised Opzuid.
